Payments must be received on or before the grace period date to avoid late fees.

Notices are issued if rent is unpaid
A 3-Day Notice to Pay or Vacate and a Breach of Lease Notice will be:
- Posted on the property
- Emailed to the tenant
- Mailed to the tenant
- Uploaded to the tenant’s online portal

88thEviction Filing
Eviction petition is filed
If payment has not been received by the 8th, an Eviction Petition is filed with the corresponding Justice of the Peace courthouse. The court hearing is scheduled a minimum of 10 days after the filing.
