Am I required to make my property available to Section 8?
Property owners are not required to accept Section 8 (Housing Choice Voucher) tenants unless it is specifically mandated by local, state, or city law. While participation is optional in most areas, accepting Section 8 is often recommended due to the program’s benefits.

Secure Rent Payments
A portion—or in some cases, the full amount—of rent is paid directly by the Housing Authority each month. Many voucher holders pay only a small tenant portion, making overall rent collection more reliable.

Annual Inspection
The Housing Authority conducts a yearly inspection to ensure the home meets Housing Quality Standards. This is in addition to the 6-month visual inspections we already perform, giving you an extra level of oversight on your property’s condition.

Standard Applicant Screening
All applicants—Section 8 or not—go through the same screening process, including background, rental history, and income verification. A voucher does not replace standard qualifications.

Are you licensed?
Yes, we are a licensed property management company, ensuring compliance with all relevant industry standards and regulations. -
Can I reach you after hours?
Yes. While I generally work Monday through Friday, 9 AM to 5 PM, property management does not operate on fixed hours. I can be reached on my cell phone any day or time of the week for urgent matters or assistance. -
Can you put the money directly into my account?
Yes, we offer direct deposit for owner disbursements, ensuring a smooth and timely transfer of rental income. -
Do I get to see the lease or sign it?
As the property manager, we handle the lease signing on your behalf unless otherwise specified. Here is a sample of the lease-link. I will provide you with the sample. -
Do you sell real estate too?
While El Paso Renters focuses exclusively on property management and rentals, our sister company, The Purple House Real Estate Group, assists investors with buying and selling investment properties when needed. -
How and when do I get my checks?
Owner disbursements are made on a regular schedule, typically via direct deposit or check, after rent is collected and any applicable expenses are accounted for. Between the 7th and 12th of the month rent proceeds are disbursed. -
How is rent collection handled?
We offer multiple rent payment options, including online payments and via certified funds-cashiers check or money order, to ensure a smooth collection process. We do not accept personal checks or cash. Late payments are addressed according to lease terms. -
How long of a lease do you sign?
Lease terms are often a year long. Other lease term options are available with your approval. -
How much security deposit do you charge the tenant?
Security deposit amounts are the same as the rent. On occasion we will ask for a double security deposit, this will be discussed with you before approving the application. -
How soon can you start managing my property?
We can begin managing your property as soon as the necessary agreements are completed and the property is ready for marketing. -
What type of properties do you manage?
We manage a variety of property types, including single-family homes, multi-family units, condos, and commercial spaces. -
What type of reports do I get and how often?
Owners have access to their online owner portal 24/7, where you can view your account activity, financials, and real-time numbers at any time.
Each January, you will also receive a Year-to-Date (YTD) Statement for tax purposes, summarizing your property’s annual income and expenses.

Who holds the tenant security deposit?
Security deposits are held by the property manager in a dedicated account, as required by local laws. -
Can I Do My Own Repairs or Use My Own Vendors?
Yes. We do not recommend it, but as an owner you may perform your own repairs or use your preferred vendors. If you choose this option:
- Your tenant will be instructed to contact you directly for all maintenance requests.
- You will be responsible for coordinating repairs, scheduling vendors, and tracking all maintenance expenses on your own.
If you'd prefer a fully hands-off experience, we can manage all maintenance coordination for you.
